Reflecting on EXPO REAL 2025: How AI and the Law are Shaping the Future of Real Estate

Last week, I had the privilege of speaking at EXPO REAL 2025 in Munich, one of the largest and most influential real estate trade fairs in Europe. It was an inspiring experience to share the stage with leading experts and to showcase how artificial intelligence, when combined with legal expertise, is driving a paradigm shift in the real estate industry.

Together with our long-standing partner KUCERA Rechtsanwälte, Spryfox has been working at the intersection of technology and law to deliver innovative, tailor-made software solutions for the real estate sector.

At EXPO REAL, we had the opportunity to present not only our vision but also practical applications that are already transforming the way the industry operates… and it was a timely reminder for everyone that AI isn’t magic. Success happens when you partner bold and innovative industry leaders with expert, experienced engineering. Or, as I said on the panel: “You shouldn’t expect miracles. What matters is using the right data wisely and involving the right people who are willing to embrace change!”

Panel Discussion “AI in the Real Estate Industry: Gamechanger or Hype?”

On Monday, I joined Dr. Stefan Kucera, Alexandre Grellier (Drooms), Andre Bodczian (FinEstHub GmbH), and Dr. Philipp Weiner (Praemia REIM Germany) for a lively panel discussion moderated by Sonja Rösch (PB3C GmbH).

The central question: “Is AI a true game-changer or just hype?” sparked an engaging debate. We examined how automation and data-driven decision-making are already improving efficiency across the value chain, from due diligence to asset management.

I shared insights from Spryfox’s work, highlighting how AI can reduce manual bottlenecks, surface hidden risks, and unlock new value streams in real estate transactions.

Alexandre Grellier summarised the key takeaways brilliantly in his recent post on LinkedIn as follows:

  • Practical Usefulness: AI can significantly speed up processes such as contract or document analysis. The key factors are data quality and result traceability — not every application needs a language model; rather, specialized systems that understand the professional context are often more appropriate.

  • Responsibility and Regulation: European regulations build trust but should not stifle innovation. Only when both are kept in balance can AI have a lasting impact.

  • Substantive Application: In the due diligence process, it becomes clear what really matters — transparency, efficiency, and verifiability. AI is not an end in itself but a tool that saves time and reduces risks.

The audience’s questions reflected both excitement and caution: How do we ensure compliance? What about transparency and trust in AI systems? 

This reinforced the importance of Spryfox’s approach: building solutions that are not only technologically advanced but also legally robust and explainable.

Masterclass: AI & Real Estate – Application, Law, Responsibility

On Tuesday, I co-hosted a masterclass with Dr. Stefan Kucera and Matthias Fridriszik, where we dove deeper into the practicalities of AI adoption in real estate. This session was particularly rewarding, as it allowed us to discuss the practical applications of AI, and how it can help in the due diligence process. We focused on why it’s so important to know how to use AI, which tools are best suited to the task (like e.g. our IMPACT framework) and to understand how one can automate processes with AI. All these practical tools and more are used in Legal_ALAN.

Legal_ALAN is the product of the KUCERA Rechtsanwälte and Spryfox joint venture, and automates real estate due diligence by analysing hundreds of documents in hours instead of days. Legal_ALAN checks contracts, rental documents and legal documents automatically – specially developed for the real estate industry.

The feedback was overwhelmingly positive, with many participants commenting on the clarity of our examples and the immediate applicability of the tools we presented.

Looking Ahead

Beyond the sessions, it was a pleasure to welcome so many visitors at the KUCERA booth and continue conversations in more personal settings. These exchanges reaffirmed that the industry is ready to embrace AI, not as a buzzword, but as a practical enabler of progress.
